Mitchell Park is a southern suburb next to Marion, bounded by Marion Road and the Tonsley rail line, with the Tonsley Innovation District, Flinders University and Flinders Medical Centre all within easy reach. Much of it was built after the war as housing trust homes, and it has been steadily renewed with townhouses and units as the Tonsley precinct has grown.
The older streets have modest post-war brick and timber-framed houses, many of them former housing trust homes now privately owned or rented, with carpeted bedrooms and often a carpeted lounge. The newer part of the stock is townhouses and small-lot homes, frequently two-storey, with carpeted stairs and upstairs bedrooms and hard floors below. Students and hospital staff rent heavily here because of Flinders, so there is a lot of tenant turnover, and a fair number of homes have been subdivided into two or three dwellings.
Turnover drives most of the work. Share houses and student rentals accumulate a year or two of traffic, food and drink spills in bedrooms used as living spaces, and scuffed stairs, and then need a professional clean with a receipt before the bond is settled. Older homes carry long-term traffic lanes and furniture dents where the same bed and wardrobe have sat for decades. Shift workers from the hospital often have pets at home alone, so urine spots in bedroom carpet are a regular find.
For a rental changeover we clean once the rooms are empty, pre-vacuum thoroughly and pre-treat the obvious marks, then hot water extract every room on the list and leave a dated receipt for the tenant or agent. Furniture dents are groomed and steamed to lift the pile where the fibre has not been crushed permanently. Pet spots get an enzyme treatment that works into the underlay before extraction. In two-storey townhouses the stairs are done by hand so the central wear lane blends with the edges.
