The Adelaide CBD is the square mile between the terraces and the parklands, home to the office towers along King William Street and Grenfell Street, the apartment buildings that have multiplied around the West End, the universities along North Terrace and the student accommodation that goes with them, and the Central Market precinct. CBD carpet comes in two main forms. In the apartment towers it is usually a light grey or beige synthetic in the bedrooms, with hard floors through the living area, in units that are often rented to students and professionals and change hands frequently. In the offices it is carpet tile across open-plan floors, meeting rooms and corridors, cleaned on a schedule or when a tenancy changes. Older heritage buildings and converted warehouses in the West End add the odd timber stair with carpet runner and some wool carpet in long-held apartments.
Apartment carpet in the CBD suffers from small-space wear: the lane from the door to the bedroom, spills in a bedroom that doubles as a study, and the smell left by a previous tenant's cooking or a cat. End-of-lease cleans need a receipt for the agent and have to fit around moving-out dates and lift bookings. Drying is harder when windows barely open and air conditioning is off. Office carpet tiles show coffee spills near the kitchen, dark lanes to the lifts and the odd chair-wheel track, and work has to happen when staff are not there.

Apartment rooms are extracted hard and groomed so they dry even with limited airflow, and vacate cleans come with a dated receipt. Office carpet tiles are pre-vacuumed, pre-sprayed and extracted with moisture kept low so tiles do not curl, and we work evenings or weekends so the floor is dry before staff arrive.
