Quick answer
In South Australia a tenant must leave the property reasonably clean and in the condition recorded at the start, allowing for fair wear and tear. A lease cannot automatically force professional carpet cleaning regardless of condition, but if a pet was kept, or if the carpet needs a professional clean to get it back to its start-of-tenancy state, a professional clean with a dated receipt is the practical way to show it was done. Book it after the furniture is out and before the final inspection, and keep the receipt with your exit condition report.
Under the Residential Tenancies Act in South Australia, the tenant's obligation at the end of a tenancy is to return the premises in a reasonably clean condition and in the state recorded in the ingoing condition report, allowing for fair wear and tear. Consumer and Business Services (CBS), which oversees tenancies in SA, has long advised that a landlord cannot require professional carpet cleaning as a blanket condition if the carpet is already in the same condition it started in.
The 2024 changes to SA tenancy law made it easier for tenants to keep pets, and a landlord may attach reasonable conditions to pet approval, which can include having carpets professionally cleaned at the end of the tenancy where the pet was allowed inside. If you had a pet, assume the carpet clean will be expected.
None of this is legal advice. Read your lease, read your condition report, and check the current CBS guidance (cbs.sa.gov.au) or call them if there is a dispute. Bond disputes in SA go to the South Australian Civil and Administrative Tribunal (SACAT) if they cannot be agreed.
Fair wear and tear is on your side: a carpet that is simply older and flatter than it was three years ago is not your problem. A carpet with a red wine stain and a cat-urine smell is.
A reputable cleaner can promise a professional hot water extraction clean, honest advice on anything that will not come out, and a proper receipt. No cleaner can promise your bond back, because the bond depends on the whole property and on the agent. Companies that advertise a bond-back guarantee for carpet are either guaranteeing to re-clean (useful, but not the same thing) or guessing with your money. Permanent damage such as burns, bleach spots, dye transfer or pet urine that has rotted the underlay is a repair or replacement question, not a cleaning one, and it is better to know that before the inspection than after.

Common questions
Not automatically. The standard is to return the property reasonably clean and in its start-of-tenancy condition allowing for fair wear and tear. If the carpet needs a professional clean to meet that, or a pet was kept under a condition requiring it, a professional clean with a receipt is the practical answer. Check your lease and the current CBS guidance.
Only if the carpet is not in the condition recorded at the start, allowing for fair wear and tear, or a valid lease condition (for example about pets) was not met. Disputes go to SACAT if they cannot be agreed. A dated receipt and after-clean photos are your evidence.
After the furniture is out and ideally the day before the final inspection, so the carpet is dry and untouched when the agent arrives.
The property address, the date of the clean, the rooms and areas cleaned, the method (hot water extraction) and any treatments such as pet urine or deodorise. Ours is emailed on the day.
No, and be wary of anyone who says it does. It removes carpet as a reason for a deduction; the rest of the property and the condition report decide the rest.
