Christies Beach is a seaside suburb in Adelaide's outer south, at the mouth of the Christie Creek with a long sandy beach, the Esplanade and the Beach Road shopping strip, and Noarlunga Centre and the Colonnades shopping centre a short way inland. It is one of the more affordable beach suburbs, with a mix of older homes, units, new developments and a strong rental market.
Housing here is varied: 1950s and 60s fibro and brick beach houses, blocks of units and flats from the 70s and 80s, modern two-storey townhouses close to the Esplanade, and a growing number of rebuilt homes. Carpet is common in bedrooms and in older homes throughout, usually practical synthetic in rentals and better-quality carpet in owner-occupied homes near the water. Many properties are tenanted or let as holiday accommodation, so carpets are cleaned at changeovers rather than on an owner's schedule.
Rental turnover is the big one. Tenants need a professional carpet clean with a receipt before the exit inspection, and landlords and property managers need carpets presentable between tenancies, often in a tight window. Holiday lets near the beach collect sand, wet towels on the floor and spilled drinks in a single weekend. Older carpets in units show years of traffic lanes and occasional burn or stain marks, and salt air and damp winter nights slow drying in homes that stay shut up.
We work to changeover dates: the clean is booked for the day after the furniture or the guests leave, and a dated receipt listing the rooms cleaned goes to the tenant or the property manager. The pre-vacuum deals with beach sand before the hot water extraction lifts the soil and sticky drink residue, and stain pre-treatment goes on the obvious marks first. Because many of these homes are empty when we clean, we can ventilate them fully so the carpet dries quickly before the next tenant or guest arrives.
